Workforce housing and rental communities in underserved neighborhoods often face operational challenges that can lead to slower repairs and lower resident satisfaction. High service demand, limited resources, and aging systems frequently compound those issues. Industry data from Property Meld shows that when repair timelines exceed 6.8 days, resident satisfaction and retention tend to decline, with average satisfaction scores in similar housing types typically ranging from 3.8 to 4.1 out of 5.

Against that backdrop, Tzadik reports that most of its South Dakota properties exceeded industry benchmarks in 2025. Average resident satisfaction ratings rose above 4 out of 5 stars, while median repair times dropped to under three days.

“Maintenance performance has historically been one of the toughest challenges in workforce housing, and we haven’t always met our own expectations,” said Brad Flayton, Director of Operations for South Dakota at Tzadik. “Over the past year, we focused on responding faster, communicating more clearly, and holding ourselves accountable. Completing most repairs in under three days makes a real difference for families who depend on safe, livable homes.”

The collaboration with Property Meld has centered on practical, resident-facing improvements rather than technology for its own sake. Those efforts include clearer communication throughout the repair process, reduced maintenance backlogs, and more consistent follow-through on work orders—factors that directly affect residents’ daily lives in rental communities where predictability and responsiveness matter most.

The work is grounded in South Dakota. Property Meld is headquartered in Rapid City, and Tzadik maintains onsite and maintenance teams in both Sioux Falls and Rapid City. Since entering the state in 2018, Tzadik has invested approximately $350 million in South Dakota properties, supporting local maintenance staff, vendor partnerships, and community-level services.
